Help with real estate agent!?

My real estate agent is a good friend of mine. Lately, she has been showing up late for appointments, hurrying us through the houses, and making it obvious that she doesn't want to be there. She only acts this way when my fiance and his parents are there. They will pick a house apart to let me know everything that will need to be fixed. It seems to me like she's just wanting to make a quick sale to me, despite the fact that she's been pushing me to make offers on houses that wouldn't even pass inspection. It's not that I don't know what I'm looking at, I just tend to get excited about a house and overlook stuff. She also wraps me up in conversation and distracts me from looking at everything I want to look at. I don't want to lose her as a friend, so how do I tell her that she's fired? Do I tell her that our financing fell through and lie to her, or just be honest and risk her getting upset with me?
